FAQ
Questions sellers ask first
How do you determine your offer price?
We look at condition, location, recent sales nearby, and repairs. You can accept the number or say no.
Are there any fees or commissions?
HouseBought does not charge an agent commission or a company fee. The offer is the price we pay. A title company or closing attorney will still list payoffs and prorated taxes before you sign, so you can see what you would receive.
Do I need to make repairs before selling?
Absolutely not. We buy houses in any condition — whether it needs a new roof, has foundation issues, or just needs a fresh coat of paint. We handle all repairs after purchase.
How fast can you close?
We can close in as little as 7 days when title is clear and that date works for you. You choose the closing date. Title issues, payoffs, or a tenant's notice can take longer, and we will tell you that up front.
What areas do you serve?
We buy houses in many markets across the United States, including Texas and Ohio. We do not buy in Arizona, Connecticut, Illinois, Kentucky, Maryland, North Dakota, Oklahoma, Oregon, Pennsylvania, South Carolina, or Tennessee.
Is there any obligation if I get an offer?
None. You can take the offer, think about it, or decline.
Are you going to list my house?
No. A HouseBought offer is an offer to buy the house ourselves. If you would rather list with an agent, that is a different path, and it can make sense when you have time and the house is ready to show.
Will the offer be the full retail price?
Usually not. We take on repairs, holding time, and resale risk, so a cash offer is often below what a repaired house might sell for on the open market. The tradeoff is speed, certainty, and not doing the work yourself.
Do I have to accept the offer?
No. Asking for an offer does not lock you into a sale, and it does not lock HouseBought into buying. A purchase starts when both sides sign a written contract.
